Big Island home sales fall, Kauai mixed

The number of home resales on the Big Island fell by more than a quarter last month, while sales on Kauai showed a slight dip for single-family homes and a steep drop for condominium sales, according to new statistics from Hawaii Information Service.
The median price of a condo on the Garden Isle, however, shot up nearly 95 percent to $685,000 from $351,750 during the same month last year, based on only 29 sales, 63 percent fewer than 78 sales during April 2006. Year-to-date sales for condos through the end of April were down nearly 61 percent, from 303 units sold in 2006 to 119 units sold this year.
However, the median price through the first four months of this year was $500,000, 35 percent above the same period in 2006, when the median price was $370,000.
Single family home prices on Kauai were fairly flat, with the median price rising just 4 percent last month to $749,000, up from $720,000 during April 2006. The median price for the first four months of the year was flat as well at $682,500, virtually unchanged from the same period last year, when it was $680,000.
The number of houses sold year-to-date on Kauai was essentially flat, also, with 155 houses sold during the first four months of this year, compared to 166 houses sold during the same time last year, a difference of less than 7 percent.
The median price of a single-family home on the Big Island last month was fairly flat at $412,000, about 6 percent lower than April 2006, when it was $439,900. Year-to-date figures show the median price for the first four months at a flat $430,000, a less than 2 percent decline from the same period last year, when it was $438,375.
Those figures were based on 139 sales last month, a nearly 26 percent drop from April 2006, when 187 houses sold. The number of sales for the first four months of the year was down nearly 21 percent to 573 houses sold, compared to 724 houses sold during the same period last year.
The median price of a condo fell nearly 29 percent in April to $385,000, down from a median price of $540,000 during the same month last year. The median price for the first four months of the year, $410,000, was down about 16 percent from the same period last year, when the median price was $487,750.
Condo sales on the Big Island were down nearly 27 percent last month, with 49 units sold, compared to 67 units sold in April 2006. Year-to-date sales were down more than 42 percent, with 163 units sold from January to April, compared to 282 units sold during those months last year.
